1351 N Curson Blvd (also known as Curson Chateau) is a 13 unit townhouse style condo building located in West Hollywood just south of Sunset Blvd, in a great walking neighborhood! It is nearby historic Spaulding Square, which is lovely for a daytime or evening stroll. From 1351 N Curson you can walk to several great restaurants including: Cheebo’s, Sunset Grill, Toi, Vintage Entonecia, and the new bar Pikeys. People really love Aroma Café which is open late, and there is also a pinkberry nearby. There is a new Roman place that opened up where the vegan restaurants use to be, but I haven’t tried it yet. Oh and a Zankou chicken too where KFC use to be, oh and Chipotle where the old burger stand was. There is also a seven eleven convenience store and rock and roll Ralphs for grocieries, or if you prefer Trader Joes- there is one on Santa Monica.

1351 N Curson Avenue has five penthouse units (3-4 floors) and 8 townhouse units (1-2nd floors). Square footage ranges from 1,200 to 1,600 all the units are two bedrooms. The penthouse units have extra high ceilings, loft and rooftop deck.

Floor plans are living area downstairs and bedrooms upstairs. There is a powder room off the main entry, then an open style kitchen that connects to the living room, with gas fireplace.

Each unit has balconies, average size.   Each bedroom has attached bathroom and two sliding glass door reach in closets. Masterbathroom has separate tub and shower and double vanity.

I really love the arch windows in the bedrooms, they are large and let in a lot of light.

The building has one elevator, and all units have in unit laundry but otherwise no other amenities. This keeps the monthly homeowners dues low under $400 a month- AND the building has Earthquake insurance. The HOA is currently putting in new carpet and painting the hallways which is a much needed update. These were original to when the building was built in 1991. HOA reserves are ~$50,000. The Subterranean parking garage entrance is from Curson and each unit has two parking spaces (all tandem). In addition to that there are 2 guest parking spaces. Please note the CCRs limit the size of dogs. No dogs over 35lbs are allowed
